EL Development draws 4,000 at three-day preview of Blossoms By The Park

JLL promotes Sandeep Sethi to Asia Pacific division president for work dynamics

Sandeep Sethi has been appointed as the Division President of Work Dynamics in Asia Pacific by JLL. Slow start to 2023 for real estate investment sales amid market uncertainties: Knight Frank

The start of 2023 saw a slow start in Singapore’s real estate investment market, with only $4.2 billion in recorded sales in the first quarter, according to the global real estate company Knight Frank. This marked a 61% decrease when compared to first quarter of 2022. It is also the lowest q-o-q total since 2Q2020, when the government imposed the “circuit breaker” due to the pandemic.

Residential investment totaled $1.6 billion during the first quarter of 2023, with the notable collective sales for Meyer Park, Bagnall Court and Holland Tower amounting to $583.8 million. The sale of Holland Tower is the first successful residential en bloc transaction in the Core Central Region (CCR) since property cooling measures were imposed in December 2021, marking a return of investment interest in prime locations, according to Chia Mein Mein, head of capital markets (land & collective sale) at Knight Frank Singapore.

Despite this, the en bloc environment is proving to be a challenge, with success rates of around 33% in the past two years, compared to a rate of 63% between 2017 and 2018. Chia believes that the key for collective sales to work in the current cycle is for owners to adopt reasonable expectations on prices.

The commercial market saw little activity in 1Q2023, yet the sale of 39 Robinson Road to Yangzijiang Shipbuilding for $399 million, and Frasers Centrepoint Trust and Frasers Property’s acquisition of a 50% stake in Nex for $652.5 million gave the sector a total of $1.9 billion in sales.

Industrial sector investments rose 62.8% q-o-q to $681.1 million in 1Q2023, due to buyers shifting focus while waiting on potential repricing in the commercial sector. Of note are the acquisition of four Cycle & Carriage properties by M&G Real Estate at approximately $333 million, and the disposal of 12 and 31 Tannery Lane by Ho Bee Land for $115 million.

Going into the remainder of the year, Knight Frank is predicting a slower investment market due to economic uncertainties and banking sector volatility. They are forecasting a range of $20 billion-$22 billion for full-year investment sales, down from their previously predicted range of $22 billion-$25 billion. As investors monitor for any signs of a dip in pricing, it is expected that caution will continue to be the prevailing sentiment.…

Shipyard at Benoi Road for sale at $11.3 mil

An industrial property located in Benoi Road, within Jurong Industrial Estate, is up for sale via an expression of interest (EOI) exercise. The property has a guide price of $11.3 million and enjoys 500,000 sq ft of site area with waterfront access.

According to Huttons Asia, the marketing agent in charge of the property, it is suitable for shipbuilding, ship or vessel repair and maintenance. The land has a corner frontage of around 255m along Benoi Road and Pioneer Road, with an average plot depth of 213m. To its east, it faces the waterfront with a roughly 230m frontage.

Isabel It, associate division director of Huttons Asia, says the land has a flat contour and is slightly elevated from the access road. The two-storey office block and single-storey annexe offices, three blocks of single-storey workshop, a mould loft building and a fabrication workshop are all located on the property.

Being located at the junction and within a 24km drive from Singapore City Centre, the property provides easy access to urban areas such as Jurong East, Jurong West, Bukit Batok and Boon Lay Gardens. It is connected to parts of the island via Ayer Rajah Expressway and Pan-Island Expressway. Joo Koon MRT Station is a five-minute drive away.

Lee Sze Teck, senior director of research at Huttons Asia, says the last known sale nearby similar to this property was a 328,105 sq ft plot at 5 Benoi Road in December 2020 at $10.5 million. Another one, at 55 Gul Road—roughly a 10-minute drive away—with a site area of 1.5 million sq ft was acquired by ST Engineering for $95 million in February.

Given the rare availability of land for vessel building and maintenance, Lee believes the latest property should attract interest from companies looking to expand their business. The sale is subject to approval from relevant authorities. The EOI exercise for the property will close on April 27 at 3pm.

GuocoLand sole bidder for Lentor Gardens GLS site at $985 psf ppr

The tender for a residential government land sale (GLS) site at Lentor Gardens closed today with just one bid from GuocoLand and Intrepid Investments, a subsidiary of Hong Leong Group. The two joint venture partners submitted a bid of $486.8 million, translating to a land rate of $985 psf per plot ratio (psf ppr).

Guoco Land has envisioned a new high-end residential development with around 533 units, and 600 sqm of childcare facilities for the site. The future development is intended to complement other two upcoming developments – Lentor Modern and Lentor Hills Residences – as part of plans to transform the Lentor Hills estate to be widely known as a premium residential area.

Mark Yip, CEO of Huttons Asia, observes that the $958 psf ppr bid is the lowest for a land parcel in the Lentor precinct. It is also the first residential GLS tender to see only one bid since the tender of the Silat Avenue GLS site in 2018.

Since the launch of the first GLS site at Lentor, bids have been on a downward trend. This could be attributed to the risk of being slapped with Additional Buyer’s Stamp Duty if developers are unable to sell all the units within five years.

Two other GLS sites at Lentor are available for sale under the 1H2023 GLS Programme – a 475-unit site at Lentor Central and a 500-unit site at Lentor Gardens. Leonar Tay, head of research at Knight Frank Singapore, estimates that all seven residential sites in Lentor – the five that have now been sold and the two still available for sale – could potentially bring about some 3,500 new units, translating to almost 11,000 new residents.

The upcoming Lentor Hills estate, where GuocoLand has emerged as a dominant player, has a prime location within walking distance of Lentor MRT station, Thomson Nature Park, and Yio Chu Kang Stadium and Sports Complex. It is also within 1km of CHIJ St Nicholas Girls’ School.

It is anticipated that the eventual launch of the Lentor Gardens site could see units priced around $1,950 to $2,050 psf. GuocoLand’s launch of the 605-unit Lentor Modern integrated development last September saw 84% of the units sold on launch weekend and is now 88% sold at an average price of $2,104 psf.

The success of new developments in the Lentor area should continue to be strong, given its convenient access to public transport and recreational facilities.…
